This tool would streamline the underwriting process by enabling users to quickly verify a borrower’s claims about their real estate investment history. By integrating APIs for property records, entity ownership, and financial status, the feature would offer a comprehensive view of the borrower’s track record.

Key functionalities include:

Property Ownership Lookup:

Search properties owned by the borrower, whether under their name or a legal entity, across relevant jurisdictions.
Include transaction details such as purchase dates, sale prices, and financing records.
Legal Entity Insights:

Perform detailed lookups for legal entities (LLCs, partnerships, trusts) to identify members, stakeholders, or connected individuals.
Trace ownership back to the borrower for properties held under entities.
Track Record Verification:

Validate claims about the number and type of properties purchased for fix & flip or buy and hold strategies.
Include property status, e.g., flipped properties sold, buy-and-hold properties currently owned, etc.
Default and Foreclosure Detection:

Flag properties associated with the borrower or their entities that are in default, foreclosure, or subject to liens.
Summary Reports:

Generate an easy-to-read summary report showing the borrower’s verified track record, flagged properties, and key insights about their experience level.

An API integration using title data sources such as Property Radar or Forecasa would be useful to verify track records in a timely manner. If a track record webform tool or borrow portal was launched from Lendingwise to input track record info, the address fields could be used to match title data using API.

Thanks for the reply. We will look into the vendors & pricing to ensure they are best. Ideally we go upstream to a larger, more affordable data source like first american, corelogic, Attom Data, etc...
